This was a classic Stone Home Sale, all done within our community. A wrinkle was during the home inspection. As often happens with these old properties – the inspector really didn’t understand what the home was all about and identified what he thought was a structural concern to the Buyer.
We consider it absolutely critical that Buyers be comfortable with what they are getting – but at the same time we don’t want people to miss an opportunity because they are making a decision based on incomplete or wrong information. In this case a P Eng with extensive restoration experience was brought in – and in very short order it was determined that 1. the inspector was correct in identifying some wood rot in several floor beams – and 2. the trees they had cut down to form the beams were so over sized there was absolutely no structural concerns what so ever.
